SCOPE OF WORK

How we set up, work around your building, and close out — mobilization, access, protection of occupied property, and demobilization.

Applicable Standards

OSHA 1926 Subpart L (scaffolds), Subpart M (fall protection), 1926.1153 (respirable silica); ANSI/SPRAT or IRATA for rope access; ANSI A10.8; local AHJ permitting and right-of-way requirements; association rules and recorded easements where applicable.

Mobilization
  • Pre-construction meeting with ownership, management, and the engineer or architect of record to reconcile the scope against documented conditions.
  • Submittals issued before work begins: product data and safety data sheets, mock-up schedule, insurance certificates, and licensing.
  • Site logistics plan establishing laydown and staging areas, dumpster and material hoist locations, and any parking displaced during the work.
  • Utilities confirmed — power and water sources identified, with metering where owner-provided.
  • Notification package: resident and tenant notices, posted signage, and work hours set to local ordinance and association rules.
  • Mobilization is priced per mobilization. Phased work, seasonal restrictions, or owner-directed interruptions require additional mobilizations and are priced accordingly.
Access Requirements
  • Access method is one of the largest single cost drivers on any facade or parking structure repair — and it is determined by the building, not by preference.
  • Swing stage: roof rigging survey, tieback certification, outrigger beam layout, and an engineered rigging plan before any drop is set.
  • Boom and scissor lifts: slab loading capacity verified before any lift is placed on a supported deck; ground bearing and path of travel confirmed at grade.
  • Rope access: SPRAT or IRATA certified technicians working from certified anchors, typically the fastest option on tight or interrupted elevations.
  • Parking structures: lane and level closures phased to preserve required parking counts, with traffic control and wayfinding maintained throughout.
  • Overhead protection and pedestrian canopies where entrances, walkways, or drive lanes remain in service beneath the work.
Owner & Management Responsibilities
  • Clearing parked vehicles from work zones on the published schedule, and clearing balcony or terrace contents where those elevations are in scope.
  • Access to locked areas: roofs, mechanical rooms, gated drives, and individual units where interior access is required for testing or sealant work.
  • Elevator or hoist use for material movement where stair access is impractical, and designated staging space for the duration.
  • Timely decisions on mock-up approval, color selection, and any change in scope discovered once concealed conditions are opened up.
Protection of Occupied Property
  • Containment for dust, respirable silica, overspray, and debris, sized to the method in use and the occupancy below.
  • Protection of vehicles, landscaping, glazing, storefronts, and finished surfaces adjacent to the work.
  • Daily cleanup and debris removal so that occupied areas are returned to service at the end of each shift.
  • Work sequenced around building operations, quiet hours, and peak occupancy wherever the schedule allows.
Demobilization & Closeout
  • Punch walk with ownership, management, and the engineer of record against the original documented conditions.
  • Removal of staging, containment, rigging, signage, and temporary utilities; restoration of laydown and staging areas to prior condition.
  • Final cleaning and haul-off of all construction debris.
  • Closeout package: warranty documentation, installed product data, as-built repair quantities, and a photographic record of completed work tied back to the original survey.
  • Final billing reconciled against field-measured quantities rather than the original estimate.
How General Conditions Are Priced

General conditions are carried either as a percentage of contract value or as discrete line items for mobilization, access, protection, and demobilization — whichever gives ownership the clearer picture. The range is wide and genuinely project-specific: a ground-accessible two-story facade and an occupied twenty-story tower requiring swing stage and night work are not comparable. Access, phasing, occupancy, deck loading limits, and the conditions found once work is opened up all move the number materially. Every figure is confirmed against the documented conditions before it reaches a proposal.
