SCOPE OF WORK
Low-slope roofing and roof coating systems: condition survey, moisture scan, restoration coatings, flashing and detail repair, and full replacement where restoration is no longer economic.
Applicable Standards
TMS 0402, ACI 530, ASTM C90 (CMU units), ASTM C270 (mortar), ASTM C476 (grout), IBC Chapter 17 special inspections
CMU Condition Assessment
- Visual survey and crack classification of all CMU walls: structural vs.
- non-structural.
- Moisture investigation: probe and bore-scope to trace water infiltration paths.
- Drainage assessment: verify weeps at base of cavity walls; inspect flashing at lintels and shelf angles.
- Code compliance review: TMS 0402 structural adequacy vs.
- current seismic and wind requirements.
New CMU Construction
- Reinforced CMU per TMS 0402 / ACI 530: layout, rebar, grouting, and mortar per structural drawings.
- Grout: fine grout for 4" cells and smaller; coarse grout for 6" cells and larger (ASTM C476).
- Special inspections per IBC Chapter 17: continuous inspection during grouting of reinforced masonry.
- CMU types: standard, split-face, ground-face, lightweight, and insulated per architectural requirements.
CMU Repointing & Repair
- Repointing: Type S mortar for structural CMU; Type N for decorative; remove to 3/4" min.
- depth.
- CMU crack repair: rout and sealant for non-structural; epoxy injection for structural.
- Bond beam and lintel installation: grout-filled bond beams; new steel lintels with proper bearing.
CMU Coatings & Waterproofing
- Block filler primer: fill open CMU pores before finish coat.
- Elastomeric finish coat: 2-coat system minimum 20 mil DFT; waterproof above-grade CMU walls.
- Interior parging: 2-coat Portland cement plaster on interior CMU.
Post-Installed Anchors
- Core drill and clean hole; apply epoxy adhesive (Hilti HIT-RE 500 or equal).
- Install anchor per manufacturer torque and embedment requirements.
- Pull-out test per ASTM E488 on minimum 5% of installed anchors; report to EOR.
