WHAT YOU RECEIVE

A budget is only as good as the record it was built from. This is what a Bayshore BEC survey deliverable contains, section by section — and what ownership, management, and the engineer of record can each do with it.

01 · Reality-Capture Base

Every elevation, roof line, balcony, and parking level flown by drone, with handheld reality-capture mapping filling in close-range, interior, and confined conditions the aircraft cannot reach. The result is a single measured, photographic record of the whole asset, geo-referenced and dated — the baseline every later section is drawn against and the reference every future survey is compared to.

02 · Defect Map
  • Each observed condition located on the elevation or deck plan, not just described in prose.
  • Coded by trade and failure mode — delamination, spall, corrosion-induced cracking, sealant failure, joint displacement, coating breakdown — against the standard that governs it.
  • Rated by severity and progression, so a hairline shrinkage crack is not carried at the same weight as an active corrosion spall over an occupied walkway.
  • Every callout tied to the photograph it came from, so a finding can be verified rather than taken on faith.
03 · Quantified Scope of Work
  • Findings converted into measured quantities: linear feet of joint, square feet of spall repair, unit counts by elevation and by level.
  • Written as a scope a contractor can bid from and an owner can hold a contractor to — the same scope-of-work format published on each trade page.
  • Access method identified per work area, because access is frequently the largest single cost driver and cannot be assumed from the ground.
  • Quantities stated as field-verifiable, so final billing reconciles against measurement rather than the original estimate.
04 · Prioritized Budget
  • Work ranked by risk and consequence: life-safety and active water intrusion first, then conditions that accelerate if deferred, then maintenance that can be scheduled.
  • Costed by year, so a board can see what this budget cycle must carry and what can be planned across the next several.
  • Structured to drop into a reserve schedule or an assessment package without being rewritten.
  • Pricing presented as ranges tied to the documented conditions, with the drivers named — access, staging, phasing, occupancy, and quantity all move the number materially.
05 · Progress Reporting
  • Once repairs begin, completed work is documented against the original defect map — the same locations, the same coding.
  • Periodic reporting shows what has been completed, what it cost against the estimate, and what remains open.
  • Concealed conditions found once work is opened up are documented and priced before they are performed, not after.
  • Closeout returns an as-built record: final quantities, installed product data, warranties, and photographs tied back to the original survey.
Who Uses Which Section
  • Boards and ownership work from the prioritized budget — what has to be funded now, and what can wait.
  • Property management works from the defect map and progress reporting — what is happening on the building this month.
  • The engineer or architect of record works from the reality-capture base and defect map, in the detail their phase of evaluation requires. Bayshore BEC does not sign the inspection; we supply the documentation the professional who does is relying on.
  • Bidding contractors work from the quantified scope, so competing numbers are actually comparable.
Formats & Delivery

Reports are delivered as a paginated PDF for distribution to a board, together with the underlying imagery and any orthomosaic or model in a form that can be reopened and measured. Quantity tables are provided in a spreadsheet so they can be carried straight into a bid tab or a reserve schedule. Turnaround depends on the size of the asset and the depth of evaluation requested, and is confirmed in writing before the survey is scheduled.
