• Visual condition survey: document all failed sealant, cracked glass, condensation, and frame deficiencies.
• Water hose testing (AAMA 501.2): minimum 3 representative openings per elevation.
• Air leakage testing (ASTM E783): quantify air infiltration at selected windows and CW units.
• IR thermography: identify thermal bridging, condensation risk zones, and insulation deficiencies.
• Wet seal service life assessment: age, durometer, adhesion condition, movement crack evidence.

• Remove all glass-to-frame and frame-to-wall sealants; clean with appropriate solvent; allow to dry 4 hours.
• Apply structural silicone (DOWSIL 983, Tremco Proglaze ETA, or equal) by certified applicator.
• Tool all joints to smooth concave profile; post-installation water test on minimum 10% of completed seals.

• Standard (non-impact): specify U-value and SHGC per ASHRAE 90.1 / NFRC; minimum U-0.25.
• Impact-rated (FBC/HVHZ): Florida Product Approval required; PGT, CGI, WinDoor, or approved equal.
• High-performance: U-0.18 or better for LEED and energy code upgrade applications.
• Coordinate with structural for curtain wall anchor capacity to carry weight of new glass units.

• Install flexible flashing tape at all frame-to-wall interfaces; integrate with building WRB / air barrier.
• All four sides of each opening; lap minimum 3" onto adjacent WRB and onto frame.
• Approved tapes: Huber ZIP System Tape, 3M 8067, Henry Blueskin VP100, Pro Clima products.

• Wood frame: epoxy consolidant for rot repair; replacement sections where beyond repair.
• Glazing compound: remove all failed putty; reglaze with linseed oil or synthetic compound.
• Hardware: clean and lubricate all operable hardware; replace sash cords, balances, and latches as needed.
